Job Description
The Associate plays a key role in supporting the delivery of financing solutions within the Real Estate Finance business. The role requires strong analytical capability, financial modelling expertise, and an understanding of real estate and commercial finance markets. The Associate will contribute to transaction execution, client engagement, market research, and portfolio management, working closely with senior team members to drive business growth and ensure sound risk management.
Key Responsibilities
- Conduct research on the commercial and property finance markets, including industry developments, sector trends, and competitor activities.
- Analyze property, sector, and asset data to identify opportunities and risks.
- Stay updated on macroeconomic and regulatory developments impacting the CPF sector.
- Prepare and maintain financial models to assess transaction viability and returns.
- Analyze financial statements and projections to support credit submissions and investment decisions.
- Conduct scenario, sensitivity, and risk analyses to support structuring recommendations.
- Assist in the structuring and execution of property finance transactions, including debt, equity, and blended finance solutions.
- Coordinate due diligence processes across legal, compliance, and technical workstreams.
- Draft investment proposals, credit papers, and transaction documentation.
- Support senior team members in managing client relationships across developers, investors, and other stakeholders.
- Participate in the preparation and delivery of client presentations and proposals.
- Liaise with internal teams (credit, legal, operations, risk) to ensure smooth deal execution and client servicing.
- Assist in monitoring existing transactions and client portfolios, identifying early warning signals and risk exposures.
- Prepare internal and external reports, dashboards, and presentations for management and stakeholders.
- Ensure accurate documentation and record-keeping in line with internal policies and industry standards.
- Monitor and analyse KPI’s such as NOI, IRR and headline earnings.

Requirements
- Bachelor’s degree in Finance, Economics, Real Estate, Business, or related field (postgraduate qualification advantageous). Preference will be given to a CA.
- Strong financial modelling and credit analytical skills.
- Understanding of commercial property finance, lending structures, and investment principles.
- Excellent interpersonal and communication skills, with ability to work across teams.
- High attention to detail, strong organisational skills, and ability to manage multiple priorities.
- Proficiency in financial and analytical tools (Excel, PowerPoint; exposure to financial software advantageous).
- Awareness of regulatory and compliance requirements in commercial and property finance.
